
FUSION COLOGNE wins Panattoni as investor in the first project phase
Panattoni, the leading project developer for industrial and logistics real estate in Europe, will be the first tenant in the trimodal industrial and logistics quarter FUSION COLOGNE, presenting a new real estate concept.
The new site named “Panattoni Campus Cologne” is intended to unite the commercial, light industrial and logistics park asset classes in a two-storey building. The building will be realised on a 57,900 sqm brownfield site of the FUSION COLOGNE quarter. This visionary project of the HGK Group will contribute to the future-ready development of the port areas in the Niehl district of Cologne.
Starting in 2026, the multi-level Panattoni property should house logistics, industrial production and commerce companies on a useable area of 45,000 m². The spaces can be leased flexibly. Together with FUSION COLOGNE, Panattoni also places emphasis on a sustainable development. For a low-CO2 heat supply, a local heating network is planned that uses the waste heat from a neighbouring waste sorting plant. Additionally, 40 per cent of the façade surfaces will be greened, fossil-free energy will be generated by installing photovoltaic systems on the roofs and high-quality leisure areas will be created for the company's employees.
The Panattoni Campus Cologne is part of the integrated production and logistics quarter FUSION COLOGNE, which covers an area of some 550,000 m². The future-oriented site, aims to foster cooperation and networking between resident enterprises. The companies should not only benefit from the sustainable technological equipment of the neighbourhood, but also from the expertise of the other companies located there.
At the same time, the location of FUSION COLOGNE in the north of Cologne offers the best conditions for resource-saving optimisation of transport routes and handling processes. In the centre of Germany’s third-largest industrial region, the site is ideally linked to all freight transport routes. The Rhine ports of Niehl 1 and 2 and the motorway intersection in northern Cologne are on the doorstep, as also is a high-performance cargo handling terminal for rail transport. This enables trimodal, resilient and environmentally friendly management of the growing flow of goods.
